Hey Ryan, I'm also from LA... Just a few minutes south of you! If you currently don't have any loans out, I would look into getting a loan from a lender for the property and foregoing the owner financing. With as cheap as money is now, it is hard to justify a five year term at that rate. You can get much lower rates with longer terms and less down (if you wanted).
