Right now there are 12,000 residential listings in the Tampa Bay Area. 17,760 have gone off the inventory since the beginning of the year.

For income properties the numbers are 164 active, 276 gone!

I just sold a modular 3/2 1,736 sqft for $120,000 retail. It's on a canal to the Gulf 1/3rd acre 500 sqft carport with workshop area.

 An energy saving modular home may qualify for a $2,000 per year mortgage tax credit, each and every year the buyer owns it.

Check with your tax attorney.

This is Florida and no one has mentioned squatters. They will move in after owners move out.

The auctions are full of amateurs from "flipping" seminars who bid properties up beyond retail leaving no room for profit after rehab costs.

And banks are bidding crazy prices too since their bids only cost them a small fee to the clerk of the court.
