I'm not too familiar with the zip code you mentioned but can tell you it's really not that close to Mercer.  Macon is tough and if it's not within a mile of Mercer you won't benefit from the proximity IMO.  There's stuff within 0.5 miles of Mercer that's always been rough and they've been selling as "close to Mercer " for 10 or 20 years and its steadily declined.  Total rehabs for under $10k are not uncommon.  Definitely some great cashflow deals in macon but not usually the Mercer students from what I've seen.  Property management was by far my biggest obstacle starting out there.  Not uncommon to see sub $400 rents on multifamily unfortunately.  

Have heard (read) many mixed (mostly bad) reviews. Have been using Lendingone and they are great but have a property that is below their minimum. Spoke with a rep at Lima one who wasn't very confidence inspiring and would rather avoid one of the bad experiences I've been reading about...

Can anyone recommend a property manager for the Kings Park area of Macon GA? Its a 5

bedroom and we expect to be renting right around the $1k mark. I know

its not the best area but I've spent quite a bit of time there lately

and while I can't speak for the whole neighborhood, the street this house

is located on seems totally fine. I've reached out to several property managers,

including some that have been mentioned here and have had no luck

(mostly do to them not returning calls or not taking on new clients, not

so much the area necessarily) Any help is appreciated.
