My wife and I are considering purchasing some rental homes in Rome GA. We would be using a self directed IRA to fund these and using a property management service. Does anyone in the BP community have any insights in the Rome GA rental market and any recommendations on property management companies. Your input is appreciated.

what does your lease say about landlords responsibility for pest control?

I would have the landlord check the lease to see if there is any language giving  the right to show the property while the tenant is still occupying the property. Aso I would get advice from your broker as they will probably get dragged into this as well.

Bernie, As long as the estate property has passed through probate there shouldn’t be any hold up in purchasing the property. If not it may take a little time to get the title cleared if it has to go through the courts A good real estate Attny will be able to help you with this. Hope this helps

Once you find out if you can get the waiver, I would recommend taking a weekend cram course before the test, it will give you the best prep to pass the first time

I'm am a Realtor in Cherokee county.  I would make sure to get your agent's Broker involved and have them get the listing agent's Broker involved. Since you are out of DD it could be a sticky situation , hopefully you can get it resolved so all parties are satisfied .

Michael,  you will need to take a pre license course, either online or in classes and then pass the state exam. After that you will need to find a broker hang your license with. And then get your post license course. I live close to you in Canton so if you wanted to meet over coffee I'd be glad to answer any questions about the process or what to expect . pm me.
