Looking to start out very soon and have been looking and weighing my options for my first property.

In my area duplexes go from 250k-300k plus for the basic dated units. Seems a bit high for a house back and starting out. 

On the other end of the spectrum I can find small (900sft-1100sqft) houses off and on for 80k-120k. 2 bedroom 1 bath, some with garages some without.They need some updating but nothing I can't do myself and I definitely can make them shine for not much money at all. City sewer and water hookups and a small yard for bonefires, or outdoor activities. Also i can have one paid off in 4-5years or less. Rent in the area averages 800. I figure that I could get that or if not 500-600 at a minimum.

That being said , i am leaning towards small single family homes starting out being that I can have them paid up relatively quickly. Then go from there. 

Looking for thoughts and ideas.

Hello, 

I have started looking for my first house back house and have a couple in mind. One of which is in a good location, is a up down duplex, and is currently listed  ( reduced twice ) at a price that will get a good roi. 

My question is about the stucco exterior. It doesn't look terrible but could look better.  Anyone have issues with stucco ? Leaking, cracking, etc. 

Also what could be done to make exterior look even more nice option wise.
