Given some basic numbers - is refinance recommended?

Original loan terms

30 years at 4.625%

Loan is 12 months old at this point

Refinance at 3.625%

Total cost to refinance is $6500

Currently a primary residence, but intent is to turn into rental in next 3 years.

@Matthew Porcaro I’d be interested in hearing more about this deal. I’m looking at duplex on Friday, and the seller has disclosed that there “may be some foundation issues” due to past flooding. The city apparently has done a lot of work since, new sewers, etc, since a lot of businesses have come into the area.

My realtor let me know that a traditional FHA loan may not be an option, and perhaps a 203k loan would be more suitable.

Any details or advice on the process would be greatly appreciated.

@Terry Lao what are your thoughts on the Summerlin area? Is anywhere in Summerlin a good bet? Or are there areas of Summerlin to stay away from?

I’m thinking of purchasing a condo in Summerlin to hold for the long term, and a potential retirement spot - but why not let someone else pay it off in the meantime?

Any thoughts would be greatly appreciated.
