I am planning on pivoting to MFH this year so I have been reading The MultiFamily Millionaire series by BP and then Best in Class by Mitchell/Lipsky along with some books about habits and mindfulness to try to balance it out.

I have, he's great! He manages the rehabs and then sends it over to Morgan to manage the applications/tenants.

Kept up with this thread once I saw it a few weeks ago Jason, this is all great stuff! Definitely a lot of good tips in here. Thank you for taking the time to share.

Hey Nate! Im in Austin as well, but investing in Birmingham, AL and plan to move into MFH next year. What market are you looking at for SFR?

Quote from @Emily Houser:

Hey David,

Another event coming up in a few weeks (local to you in Texas) is the Think Multifamily FIRE Summit on November 11th-12th in Dallas, TX. Not sure if you are familiar with Mark Kenney of Think Multifamily, but his event would be another good one to look into!  My husband and I have been a part of their Family Syndication Group for a few years now with great results in our syndication business.  I'm more than happy to share details of our experience in the group if that would be helpful to you at all.

I don't know personally of any multifamily coaches you can hire for a few hours versus joining their mentorship program, but I hope you find what you are looking for!  The Jake and Gino MM5 looks like it's going to be a great event.

Feel free to reach out to me if you have any questions.

Thanks,

Emily

thank you Emily, I will take a look at that one as well! Im looking forward to the MM5 summit, hoping to network with people in my current situation as well as people who have successfully made it to the other side :)

@David Chappell A good buddy of mine named Johnny Lynum is an experienced multifamily guy who recently started a coaching and mastermind program. He's helped others get started in multifamily and he actually got started in MF after going to a Jake and Gino event as well.

Good luck and keep us all updated on your multifamily journey!

Thanks for the recommendation Doug. I just sent him a note to connect, looks like he invests in Birmingham as well.

@David Chappell I have bought and sold 5,300 apartment units valued at over $300 million.

I went from buying a duplex in 2008 to buying a 1,000 unit deal in 2021. If you want to learn more about my story here is a link:

I quit my CPA Job to buy Large Apartment Buildings

What you are describing does exist as I provide consulting services to a select few who will do whatever it takes.

Feel free to message me to see if we are a fit.

Thank you Brian, I will review and get in touch!

Hi BP, Happy Sunday! I am headed to the Jake and Gino MM5 in a few weeks and I'm super excited. After I attend the event I will decide if I want to invest in their mastermind, but I would like to go into that event with a little more of a fleshed out plan than I currently have. I would like to hire an experienced MFH coach for 3-4 hours of their time where I can give them my full financial snapshot, REI goals, strength, experience etc and have them help me formulate a strategy to start out in MFH. Possibly someone with a network that they wouldn't mind introducing me to to help get me started.

Does something like that exist? If so, can someone provide recommendations? Thanks so much!

Are you an accredited investor or still working toward it?

Hi Mike, I am not but looking into what the requirements are and how I can get there. I realize that will limit my investing opportunities on larger projects.

I think it mostly depends on the neighborhood. I own some where the estimate is around $100 +/- what I am currently getting, and then a few where it's off more than that. I made it a habit of every few weeks, exporting the available rental listings from a few PMs in the area, throwing them in a google spreadsheet and using the averages from those.
