I own a 4 unit property in Grayslake, IL.  I unfortunately bought it in 2007 at the height of the market.  I got hit hard by the crash, but my property tax continues to increase.  I need to appeal my property tax bill but don't know any attorneys out that way.  Does anyone have any recommendations that will work on a contingency basis?  Bought property for $375K and it is appraising at $275K.  

Thanks everyone for the reply.  I wound up going with 2 new machines from Midwest Laundries.  They had the best new pricing and were very professional and quick to respond.  They are also letting me Beta Test something called PayRange which is a new coinless option run through your smart phone.  It has worked successfully on vending machines and now they are moving into the laundry systems.  Basically it is a chip installed in the computer of the washing mashing (like a USB Drive).  Then your tenants download the app on their smart phone and can pay on their phone, hold it up to the laundry machine and it starts it.  I guess it gives pretty detailed reports as well.  You can run the system as a hybrid so that you can collect coins as well as have people pay by phone.  I will let you all know how it works out.

Nancy, I do go to pick up the coins, I just hate the unscheduled stuff when the slots jam up.  I was looking at Midwest Laundries (www.midwestlaundries.com) and they have IPSO machines with the new vending machine style coin boxes (not the slotted ones).  They are $969 for washer and $819 for dryer plus, installation and tax.  They are also about to get a coinless smart phone option called payrange that he would let me beta test.  He felt like the brands like Maytag and Whirpool did not hold up well and that Ipso, Speed Queen and Huebsch and all manufactured by Alliance Laundry were the way to go.  Anyone have thoughts on that?

Hey everyone, I am a landlord of a 4-Unit Building in Grayslake, IL 60030 and a 3-Unit Building in Chicago, IL 60607.  My coin-op washer is broken in Grayslake and is old.  I need to get a new option.  Does anyone have any recommendations for places to purchase and/or lease laundry machines that are reliable and affordable?  Also, does anyone have any recommendations as to whether they have found leasing to be worthwhile?  I know it is giving up revenue (we make about $75 a month at the Grayslake Property on Laundry) but I am thinking that the elimination of having to purchase the machines and the ongoing maintenance and coin collection might be worth it.  The property is about 75 - 90 minutes from my personal residence and I do not use a property manager.  Any help is appreciated.

I own a 3 unit building and a 4 unit building.  I was interested in looking into coinless laundry systems that take credit card.  Does anyone have any experience with these?  I only have one washer and dryer in each building so my fear is that it will be too expensive to be practical.  Just tired of coins jamming and having to go collect them.
