The current 2012-2015 Carr Defined Value Shelf is intriguing as it mirrors the region’s recovery from the 1989-1991 S&L Crisis, a two year property value correction followed by the 1991-1997 Carr New Haven Milford Metro Value Shelf in New England. While a Value Shelf and Equity Bank formation does not assure us of future prices, it demonstrates an investment in stated values over a period of time.

Connecticut has a mixture of amenities and challenges that must be managed properly to ensure prosperity for the seventh generation, 120 years from today. Connecticut has excellent climate, easy proximity to New York City, while being close to Providence and Boston. Good rail, highways, harbors, navigable rivers, air service, multiple world class universities, hospitals, shopping, farming, artisan manufacturing, theater, indoor and outdoor recreational opportunities can be found throughout one of the smallest states in the nation. Connecticut has a rich national history as one of the thirteen colonies integral in the creation of the United States. New Haven was the first planned city in the country. The proud history of local manufacturing has created an extensive, impressive registry of national companies that have called Connecticut home, including many of the Fortune 500.

Since 1996 I have followed through on my personal commitment to represent the best interests of my clients throughout their real estate transactions, and after the closing.

Today, success is determined on experience, and the ability to discern the relevant quality of a huge quantity of current information sources. The internet is full of sites that suggest home values and other important information. How does the data affect you? How do you verify it?

How do you decide what is significant, authentic and applicable to you and your unique situation?

How will you define your market? Every month brings new information about the current market, sales figures and transaction volume, but which report makes a difference to your goals?

Who is publishing these reports, and who is creating them?

Please understand the data source and lens of interpretation.

Discernment, interpretation, verification and discussion of market or property information is an invaluable skill I provide to you as your agent.

Maybe you are just learning about how to use secured revenue sources to provide a down payment for an investment. It's amazing to learn your IRA, 401k or SEP can be used to invest in real property, as long as you reinvest the income, just like a mutual fund or bond. The interesting part is how you can use use your retirement savings to secure a mortgage, allowing you to realize the potential of long term capitol appreciation for your portfolio.
