All,

Anyone who know some local crafty CPA's that are well versed with real estate/business who can help with preparing and filing in TAMPA?

Much appreciate!

@David C. Have you put a pro forma together for the project? If haven’t, you’ve jumped too soon.

Let me know if you need some help with the numbers. I’ll help you if I can.

Apologies for the late response. I have not put together a pro forma on the project and would appreciate some guidance on it.

Have you confirmed the zoning will allow you to build 10-12 apartments? That's a step you hopefully already checked off during your due diligence period.

Yes already checked off.

All,

Beginner jumping right into development. I closed on a piece of land .6 acres in Tampa and looking to build 10-12 apartment units. Just closed 2 days ago, so we are at the very beginning. I know finding the right GC is like searching for the ideal spouse. Any recommendations of GC's in Tampa with apartment development experience? Should I hire my own architect/engineer or lets the GC handle it all? Your input is much appreciated.

Thx

D

@Jeff S. - Very valuable information you provided. I appreciate you taking the time to write this and I'm sure anyone else who is venturing into the same category can benefit from it. This journey will definitely take much due diligence and effort on my part. I think your suggestion with buying existing notes from lenders to get my feet wet might be a good route to go!

Do you have money to lend, @David C., or are you looking to lend others money through a fund for or by selling to Wall Street, as examples? The resources and education will be different and you’ll get better answers if you can be more specific.

I have money to lend and would like to lend direct.

David,

The good way to start educating on PML is by listening specialty podcasts on this topic here on BP. In addition, there is a book that just came out called "Lend to Live". It's available here on BP website and Amazon. Good luck!

That is the book I will buy. Thank you!

Hi All,

Would love to learn how to lend money privately, underwriting deals vs junk, ins and outs. Where to begin and best to learn? Your feedback is much appreciated.

Regards,

David

@Kristina Kuba - where are these no short-term restrictions properties in Tampa?
