Hello everyone, I have a listing in Black Canyon City, AZ for a large parcel of land. I was able to find a buyer who is offering all cash at full asking price. The seller’s liaison gets back to me today and asks if the seller can refuse the offer citing that with how hot the AZ market has been recently he thinks he can get more value for the land down the line. The land was listed at $150k and it was a one year listing due to expire on July 23. Any help on how to respond to this inquiry would be greatly appreciated. Thank you

Thank you for the advice! Yes she did sign a 1 year lease agreement, and we are in California. I will definitely look into local laws regarding this. 

Hi everyone,

I just had a tenant notify me last week that they found a cheaper unit in the same sub and requested an incentive for her to stay at our place. We charge $3200 for a 2bdr 1232 sqft unit in Newport Beach, which is right in line for the market value for rentals in the area. This new unit with a similar floor plan and specs just became available and is going for $2500 which is way below it's zillow rent estimate. She explained in her email to me that the chance to save money is too hard to pass up and as is willing to lose her deposit if she opts to move out. I responded to her saying that we cannot offer any incentives for her and would like for her to honor our current lease agreement, and she replied by asking if she'd lose her deposit if she leaves. I'm pretty upset as we're only two months into our agreement and she's already thinking of leaving, and just trying to figure out how to handle this situation.

I appreciate any advised or suggestions.
