@Daniel Hayes since the Nashville market is on fire why not buy land & build new high rise condominiums/apartments. With the major industry heads bringing their corporate offices to Nashville, why not capitalize off of that! Also even though gold is a commodity which can always hold value, the federal reserve dollar is backed by a promise, not something as tangible as gold but definitely not gold so gold is “golden” and a great choice!!!!!

What’s the formula most commonly used when determines if a person(s) makes enough to be considered to rent to??? Also what’s your thoughts on renting to someone with a felony?

@Vickiel Woodard what were your exit strategies for the properties? As stated before if possible could you rent out any of properties in its current state? If these are truly good deals, wholesale two & use money for payments on credit/rehab on remaining property. Bold move buying three houses in a D class neighborhood (assuming the price). Hopefully you'll net a profit to go along with this valuable lesson about to be taught. Tackle this fast!!!!!!

What class neighborhood is the property in? That's a major factor when crunching numbers gotta respect the market & not get so caught what you would like to see vs. what the numbers really produce. The way you're going to finance the deal is another major factor as the guy above said, so with that being said with this info given Sounds noteworthy of some more due diligence. I wouldn't pull the trigger too soon

Yes you should definitely look into Nashville. I've lived here my whole life & the property value has tripled & quadrupled in some places. Also there's no sign of stopping anytime soon
