Hi Stacy, i'm buying in PittsBurg PA.

Thanks

Thanks for the quick reply guys.

@Eliott Elias Well staying away from CC at this point is too late. I'm already in it and need ti ride the wave for now. But thanks for the warning.

@Erik Estrada I'm doing light renovation since i'm from out of town so I'm not getting into full gut and rehab. Mostly replace kitched cabnets, paint job, etc. Thanks

Hello all,

I wanted to break into real estate, and I found myself a good old mentor. I went through his program and managed to buy a duplex, and I did this through creative financing using business credit cards. I eventually refinanced and paid back those cards. It was scary, but I pulled it off. Now, I'm looking for other means of creative financing, but I'm finding it difficult to secure lines of credit since my company is still considered a startup. Does anyone know of a way to secure lines of credit or any other way I can get funding? (I'm into buy and hold).

Hello all,

Nathan,

Wow, you must have been doing this for years. I'll print this out when I find a property manager its alot of questions but very detailed. What i see online a property manager usually charge anywhere from 8%-10% so I was expecting those numbers when I negotiate. I'm also wondering if the apartments are empty do I still need to pay them for an empty property? I will need a lawyer to read over a contract I assume.

Quote from @Eliott Elias:

Call the realtor and ask why the second unit has been vacant for so long? It may be empty for showing purposes

 Thanks Eliott, keeping it positive.

I always think the worse in life..

Great idea, I forgot about facetime.

Thanks Sarita!

Hello  Everyone!

I live in NYC and we don't have anything affordable for noobies like me. So I started looking at different Markets like PA. I found a duplex that has been on the market for 181 days. The bottom floor is a two bedroom and its rented to a family and the second floor is a three bedroom which is empty.  My fear is what is going on in that town why would a 3 bedroom be empty for so long. Am I thinking about this wrong? Also how do I get a property manager in New Castle PA?
