I have about $800,000 to invest in cash flowing real estate properties and notes (performing and non-performing).

The geographic location should be in an investor friendly red state with non-judicial foreclosures.

I'm looking for an investment advisor, not an offer to invest in any particular deal.  So please don't reply with a deal that you have.

What recourse do I have on a defaulted loan with a hypothecation as collateral?

I'm considering buying tax liens in South Carolina.  The winning bidder only gets a non-warranty deed.  that doesn't sound like a good deal to me.
