Post: BEST Areas for STR in Columbia

We own a handful of our own rentals but also manage about 150 STRs in the Columbia market and surrounding areas.  It's what I would describe as a very steady, stable market.  We do not have much seasonality, but do have some minor peaks that occur in Fall during football season and Spring for University related travel.  The University related events can make or break a full year, so you really have to capitalize on Graduation, Parents Weekend, and home football games.  

The market, like many, saw a huge supply bump from 2020-2022, on the order of magnitude of about 100%, which outpaced demand and drove ADRs and RevPAR down.  That supply bump has leveled out since 2023 and in 2024 we are starting to see metrics creep back up, albeit slowly.

On the regulation front, the City of Columbia passed and reasonable regulation for STRs in city limits as of 10/1/2023.  The regulations allow for STRs so long as you get an annual permit ($300) and pay 3% local occupancy tax.  No restrictions or caps on supply, and I don't expect the City to revisit this anytime soon as it was about a 3 year discussion that I think council is happy to put in the rear view mirror.  I believe it's actually a very good regulatory environment now that the permits are in place.

Overall, I expect metrics to continue to improve over the next few years as the demand for STRs continues to grow in our market at a 15% year over year rate.  I think the big question is how much additional supply will come up to meet that demand over the next few years.

What is the city going to do if they find out you are doing stays less than 30 days?  How will they know the duration of your reservations?  Just curious what the repercussions would be... if the penalties are not high, I would consider them a potential risk and cost of doing business should the city discover you are renting less than 30 days.

I've actually gotten the opportunity to work with the Airbnb Policy Team behind the scenes on this one since I happen to be a community leader located in Columbia SC.  They are really lobbying their asses off on our behalf to get this preemption bill passed.  They've met with the governor, speaker of the house, dozens of representatives, department of revenue, realtors association,  and the list goes on. I really appreciate everything they are doing for us.  I think it's really interesting that Airbnb has become the de facto regulation fighter in every state while the other channels like VRBO don't invest any resources at all.

Why pick one?  Its the same product (fully furnished rental with utilities included).  I usually market for both and discount for stays longer than 30 days.  If you can find a renter for longer that will pay your rates on a longer term basis, go ahead and take them, if not...just keep doing shorter stays to fill nights.

In our market, supply has outpaced demand over the past year.  Demand is also trending down right now due to normal seasonality during winter months.  Prices and occupancy are falling fast as a result.  I agree with Dave that the better operators will survive the crunch, and those who can't will go back to LTR.  Normal market forces doing their thing.

I would advise connecting with the larger local property management companies and show them some examples of your work.  We manage a large portfolio and as PMs we get asked all the time about good and affordable interior staying companies.  I always recommend my favorites who I know deliver the best results!

Also, most locales will have a STR city Facebook group. Join that group and you can advertise there unless it's against the rules. But usually it's not against the rules if someone asks!

 Do you have them opt in to the texts some way?  I'm finishing up a direct booking site and I've got 2 years worth of guests I didn't go out of my way to get emails for, but I still have all their phone numbers from within Airbnb/VRBO.  Not sure on the legality of blasting them all a text with our new direct booking site.

 I personally wouldn't blast phone numbers months or years later.  We only communicate directly after checkout and thank them for staying, ask for any feedback, and encourage them to stay again and book direct.  Logging it for marketing campaigns is a little more dubious.
