They property manager is not the owner.  
The property manager was going to be a REMax agent ,and of course they sent a 15 page document.  
I could see the necessity to be on the insurance in case the tenant tries to sue them, but I figured their real estate insurance would cover them.  

I could not see any reason for them to have the mortgage statement.  It got me thinking as to whether this was a case of "overstepping"

No droppings in the room, but judging by the sound in the walls I'm pretty sure they have a dj and ladies are free before they 11.

My parents had a summer home that has been pretty much unused for the past two years.  I came down to clean it out and get it rented and thus begins the journey.

Informed that there is racoon poop and rat poop in the attic.  I'm being told it is throughout the attic space and all the insulation should go.

What is the typical price for this type of work?

The pest guy is telling me he can do it all, remove the old insulation and add the new...waiting on the price.

The HVAC guy is telling me he can do it to.  $4.5 a  square foot for 2500.

I saw some other post on this that talk about going through the insurance company.  Concerned that since the house has been empty for most of the two years insurance is going to deny.

Any suggestions?

Anyone know companies in Virginia Beach area that does this kind of work?

I have a local handyman contact that I can call to fix anything.  So if the tenant calls me, I would call the handyman to make the fix.

What more management is needed (outside of placing and moving out the tenant)

10% a month fee, when most months there will be nothing that needs addressing is the pill I don't want to swallow.

I have a property in GA that I self manage and I have not had an issue doing it like this.

I was reading through the landlord tenant guide for Virginia Beach and came across:


Every nonresident property owner shall appoint and continuously maintain an agent
who (i) if such agent is an individual, is a resident of the Commonwealth, or if such agent
is a corporation, limited liability company, partnership, or other entity, is authorized to
transact business in the Commonwealth and (ii) maintains a business office within the
Commonwealth.

This makes it seem like  you have to have a property manager.  I did a search  BP about Virginia Beach Property Managers, and it seems that they are not worth cost of a months rent and 8 ot 10%

Can someone tell me the work around for this issue or recommend a good property manager?

This is happening to a friend of mine.
They offered him 300 dollars, and was told the bed cost $2500.... six years ago.

Feels like the tenant is trying to get a new mattress. 
I figured I would turn to BP to see if anyone knew or had experience with this.

Similar post on AVVO stated was from the tenants perspective and the lawyers response was "Sue, but would likely not prevail."
