I currently have a BHA section 8 approved recipient looking for a 2 bedroom unit. Any landlords out there with a suitable vacancy. Time is of the essence. I’m looking to help a client out.

Reconsider your price point, take some new photos, change up the description, etc and see if that helps at all.

@Bharath(AJ) Thanks for the heads up. AS mentioned above I am using Lease Runner which publishes on Zillow. I will  look into Trulia and Hotpads.

It may have to do with the time of year, your asking price, wording and photos of your ad etc. What kind of feedback if at all are you getting? I also don't get the part of your using ****** that publishes on Zillow and Craigslist. I compose my own ads and post them.

 Thanks for input. I used LR ... shown as ********  Lease Run which allows you to manage the application and credit rating electronically. I think I may need to update the photos.

What is the preferred manner to advertise apts for rent? I am currently using *********** which publishes on Zillow and Craigslist but I am not getting the feedback I had anticipated. How do I reach out to a bigger audience. Any suggestions?

@James Wise ... understood. I plan to keep the residential mortgage in my name but transfer title to the LLC. I sent off some email to my bank asking if they permit title transfer to an LLC two weeks ago and I'm still waiting for their response. As I mentioned above in the interim I spoke with two attorneys who both seem to suggest just do the title transfer. I am torn between a rock and a hard place.

I just want my LLC to start generating business in its own name and be able to show income.

It seems opinions are scattered concerning my options. In the past two days I’ve had two RE attorneys advise me to just go ahead and do the title transfer and record the deed without concern about the acceleration clause being invoked. Go figure!

Their view is the banks are more interested in getting paid.

With the recent tax law changes does it benefit me to transfer the title on my investment property mortgage from my name to a LLC? Also in the past most banks were reluctant to give a conventional loan to a LLC and the loan/title was issued in the mortgagors name. With the new tax laws possibly benefiting corporations will mortgagees be more lax with the acceleration clause and due on sale clause thereby allowing existing titles to be transferred to LLCs?
