Thank you for giving DoorLoop a try - I'm happy you found it easy to setup and use. 

Yes, unfortunately, the issue you had is a rare one, and one that will happen with any software you use, or any credit card processor you use to collect rent. To clarify, this isn't DoorLoop doing any of this, it's the credit card processor.

This also happens to any business owner for any business they run. 

What happens is:

1. The credit card processor will charge your tenant rent.

2. If the tenant disputes the amount and wins, the payment will be reversed from your account.

As a landlord, you have a few options based on local laws and regulations:

1. Try and collect the rent again from the tenant.

2. Appeal the dispute with the credit card company.

3. Get an attorney to write a letter to the credit card company with your appeal. There are services online that can do this for under $99 I believe.

4. Evict the tenant if they're still with you.

5. Withhold the amount from their security deposit if allowed.

6. Hire an attorney to recover the amount from the tenant.

If allowed in your local laws, the best ways to prevent tenants from filing disputes are:

1. Running a full tenant screening and background check process 

2. Check if they were ever evicted before

3. Call their last 2-3 landlords as references to see if they ever had issues - make sure they're giving you actual real references and check the dates they rented to make sure they're not skipping one

4. Meet them in person and ask as many questions as possible to assess if you will have issues with them

5. Request financial records, paystubs, and any proof that they can pay on time

6. Increase your security deposit if you have any issues

There's a lot of great alternatives out there as well.  I'd recommend trying any that will give you a free trial before making a decision.  It'll only take a couple hours of research, but landing on the right platform will save you hundreds of hours down the line so it's important to make the right choice up front.  I'd also recommend calling their support and seeing how that works for you because some companies get terrible marks on their support, while others are amazing.

Here's some software options that you commonly see recommended on BiggerPockets.

The more mature platforms that are designed for landlords include Rentec Direct, Buildium, Appfolio, Propertyware, and Rent Manager. These platforms typically have billing policies where you pay a per unit fee per month to the software and you get regular updates and support each month.  If you are going to have 30+ doors, I believe this is the category of software you want to be looking at.

There are also a number of low-cost platforms available that are able to offer you a lower price by passing along some of the costs to your tenants (payment processing fees, applications, tenant screening, etc). These platforms include RentRedi, Stessa, Avail, Innago, Apartments.com (formerly Cozy), and TenantCloud.  You tend to find these solutions more often used by landlords managing only 1 or 2 properties, but there are exceptions.

@Drew Sygit  I am a software developer and know a few others who may be interested in building something to do import/export.  Data migration is a costly exercise and many times very labor intensive.  If there is a demonstrable need and market for this kind of thing I am willing to explore with you or anyone else who wants to participate.


If you end up building this, let me know! In other industries that I've been in, there were companies that did this, but I haven't found any company in this industry yet that can migrate data between platforms seamlessly.

We had to build an entire data migration team in-house in Miami that does it for every person that switches over.

Great question! Here are a few other limitations that you might find in a software that ONLY specializes in short-term listings:

1. Ability to pull in the bookings directly from AirBNB/Vrbo

2. Having your own online booking capability on your website that allows people to book or reserve the unit

3. Cleaning management - Automatically schedule cleaning at the end of the booking. We have a workaround for this though but it might get tedious if you have hundreds of units with thousands of bookings.

 If any of those aren't deal-breakers, and the ability to manage all listings in 1 platform is a much bigger benefit and time-saver, then we might be the right fit! Let me know if I can help with anything else at all and feel free to DM me anytime.
