This helps me a lot.  Thanks for the input.  I feel like if the numbers make sense on a great deal then the fee could be worth it.  I guess I am a bit more worried about a bad PM company which could lead to even more of a decrease of return.  But I will keep learning.

Hi BP Family,

Father keeps telling me investing outside of your area (out of state/city) and hiring a property management company is a ridiculously bad move for a newbie investor. 

His reasoning being you must BE there to see how the property is doing all the time and that PM companies are trying to get the most amount of $ with the least amount of work....acting as if hiring a PM company is getting a 'free lunch' on your first property, and we all know the saying...

Although I do somewhat agree, there are lots of restrictions for me not being able to personally manage my property, so hiring a PM company is ideal, and I would like to think about how I can still get into the market!

Any suggestions on this topic?  I know PM companies are not ideal for newbie investors but are there ways to stay on top of them to make sure you are getting the most for that 10%?

Hi BP family...

Looking to begin my portfolio with smaller, buy and hold single family properties in Tucson, Arizona.  I went to the University of Arizona and have been interested in getting into the market there (specifically near campus).  Any experienced, Tucson RE investors out there willing to weight in on this?

High school math teacher here...extremely fed up with lack of funds all year round leading to tight spending during vacation.  Ready to start putting the hard work in for a  goal of starting off with small amounts of passive income. 

After lots of research I wish to buy a property beginning of summer (2016).  Now, I know I can put in the hard work by managing my own property all summer while not having to deal with school, but heading back post summer takes up a whole lot of my time.  I realize a big problem many people encounter with property managers is the selection of a great tenant.  Is it possible to say that I do the managing throughout summer, select a tenant, then once returned to school have a PM company take over?  I realize the turnaround is quick.  I am not quite sure though about the time frame in which a PM company can start managing the property.   Don't know if this post sounds insane or not.  But can hopefully get some thoughts.

New member here looking to get into the market currently in the research and planning process..

That being said, I am a 26 year old living in San Francisco not too keen on trying to get into the crazy market around here.  

I went to school in Arizona and know there is lots of opportunity there.  What advice do you have on paying the 10% to hire a PM company since I cannot manage myself?  Half of me says do your research and hire a PM company you can trust (is there such thing?), the other half tells me I am crazy for even thinking of allowing anyone else to manage a property besides myself.
