Thank you Shmuel for your sound feedback.  Taking your advice let me inform that I am presently looking to develop my expertise as a handyman on my way to becoming a general contractor. My interest is in gaining more experience in the real estate business of flipping. At the same time, I am not at the point where I can partner financially.

I am willing to put in full days for the investor who will take me on, from managing the project and working in the areas of my competencies. And since my profession was marketing management I am also willing to assist in this area also. Since my interest is development, my cost to the investor will be the bear minimum. 

I am certain that any investor willing to have me on their project will benefit from my abilities.

Community members,

My name is David, It is so nice to be part of this Bigger pockets community. I am looking to get involved in real estate investing in the Jamaica, Queens area. As a new resident and as part of my new journey I am looking forward to becoming a general contractor. I have a lot of experience as a handyman from my native Trinidad and Tobago. I have placed tiles, sheetrock, done painting and cement work, some electrical and plumbing. I also come with more than 34 years experience working for a large production company, reaching the level of senior management as a marketing team leader. 

I am now looking to use these skills partnering with any member willing to involve me in their project. I am confident that I can be of service to a willing partner. My aim is to further develop the necessary skills and knowledge at this time as my funding capacity is limited. I just need to be active at this time putting my skills to use. Compensation is not very high on my agenda, so if there are members out there who are in need of a hard worker as a partner or needs help with their flip, why not contact me, I am not here to waste your time.

I shall not disappoint as I am confident in myself to bring the same dedication as I did on my last job to anything I do presently. I await your communication.

We haven't formed a company as yet, although we intend too. We are looking for the first deal to be in New York. Thereafter we are hoping to invest in Maryland, God willing.

We are looking at single family homes purchase price around low, $ 150,000.00 to high $200,000.00, ARV at 350,000.00 to 450,000.00. In the first case we are looking at the repair cost and profit to be estimated at about $150,000.00 to $250,000.00. Since we are looking to repurchase the property for our own, our interest is not so much in profit on this deal.

This scenario will include me doing a lot of work alongside the contractor, based on my experience, allowing for savings to ensure the project is a financial success, meaning that the opportunity for success is enhanced and lenders are assured of their returns.

I have only been researching the business of rehabbing up to now. But based on my background and experience my wife and I are in search of a home and based on the research we have done, we are thinking of looking for a fixer upper and seek hard money funds to renovate it to our liking. 

We are hoping to have this completed by July. At the end of the project, we hope to organize a mortgage to own the home. This will be my first activity in rehabbing. 

Does anyone see any problems with our plans, and do you have any advice so that I can get through with this plan without much problems. Any guidance will be appreciated

Hello BP members, 

I am David Bethel in Queens, NY, I am new to real estate but I am ready to get started. I have been learning about the subject for a while now and I am ready more than ever to become active.

I am looking for a mentor to share their experience in flipping houses with me, I am willing to partner with anyone who will share their experience, someone I can learn from. 

My intention is to exchange my experience in construction (free of charge) with my mentor. While I can over come the issues of finance, I am more interested at this point in hands on development while saving my mentor on cost by sharing my labour and experience. 

 I will really be happy to get involved with a partner/mentor willing to work with someone like me.

I am reviewing the purchase of a three bedroom , two bathroom home in queens, but it is overrun by squatters. How does one resolve this problem when one purchases the property.

hi there

my name is david bethel and I am preparing to take the plunge into the real estate business. My initial interest is in flipping houses. I am so happy to have found this site where I can learn in a proper manner the rules of real estate investing. 

As a matter of fact, I do have some experience in the rehabbing of properties and I am located in the Hollis, Jamaica area of New York. I have already learned that this is a difficult market for this business but I do hope that I will be able to make it with your support while you  share your knowledge with me.
