it all depends on the type of property.  Is it tiny or huge? A/B/C? SF/MF/Commercial?  Do you want personal service tailored for your needs, or do you want to be fit into their standard process & 'system'?   I work with a good company that is very flexible - they 'do it all', but as a result, they are less sophisticated and don't have standard practices - so there are pros and cons.

WHAT SIZE property?  That will be a differentiator in answers.  Different companies do SF, small (<40 units) versus the companies that do huge units.

I have a 24 unit property that needs a good landscaping overhaul.  Its in decent shape - but has some lingering damage from the last winter storm.  Take out 6 dead hedge plants - replant, regravel, reseed, and other misc. work.   My Property Manager doesn't seem to have any good vendors other than "mow & blow" folks.  Would love a referral to a decent landscaper who can think and act independently - as I manage from out of state.  Thanks!

My property is in TX, and from my research, MOST property owners appeal annually. There are companies (google search) that do exclusively do this. Their fee was the most differentiating part of their business model. For my $2M property, it seemed to avg. either a $350 fee, or 25-35% of the 'savings'. I opted for the latter, and ended up going with a company used most frequently by my Property Mgmt company. So I would start with a specific keyword search on Google. I just tried and found some (e.g. CRE Tax Appeal) that is no fee up front and has a 95% success rate at avg 25% savings... good luck!

I've had the same experience and I looked at over 12 different lenders...  unless you get Agency Financing (fannie, Freddy), your loan will typically be 5 yr, at which point you will need to refi.

Great question.  And there are tons of articles about this- and they can be really confusing. In short, rising interest rates increase the cost of capital, making mortgages more expensive for potential buyers, and likely putting downward pressure on prices.  Rising rates also increase costs for businesses, reducing their earnings and putting downward pressure on stocks.  Some investors may shift from stock to real estate and provide some upward pressure on prices.  So I can’t find a simple answer as it’s only one piece of puzzle- as supply and demand have huge impacts.

Anyway, the good news is if you are really holding for 10-30 yrs, you don't have to worry about this (too much). You only care about ‘property values' when you sell 10-30 yrs from now. Until that time, your focus should be on income/cash flow/NOI
