You are looking at min 1 year just for land development engineering and zoning approvals.  If you are a newbie without connections it could be 2-3 years.    Are you doing streets or water/sewer lines?   Will the highway department require road improvements or highway entrances to approve the subdivision?

Your expense is going to be in  the commercial land and getting it zoned.   If you can line that up,    look into getting a local pole barn builder to construct a self storage building.     If it is an actual building you can get a loan for the building.  I doubt a bank would give you money to buy a bunch of boxes.   My brother built two pole barn self storage building in the past 6 months and 1 is already full.

Hello from Lower Delaware.  

I recently quit my day job to pursue a full time self employed gig drawing house plans.    I have been doing house plans part time for over 20 years,  many of those years I did carpentry or remodel during the day.

I have many friends who have rental properties and have looked at investing in the past, but opted to invest in my construction business instead.       I got my teeth kicked in on the contracting thing,   and so now we are in rebuild model.    Currently we dont have any money to invest in real estate,  but we should have our credit cards paid off within the year, then it's off to the races!

We are located in southern Delaware,  which has a very tight real estate market.  prices are high and deals are scarce.   Most of my friends that do rentals live in Reading, Pa.  The one buys tax liens and rents to section 8 and the other tries to get a notch above section 8 if he can.     I dont think I want to distance invest for my first properties,  so I think I will be looking for duplexes in little towns here in southern Delaware and Eastern Shore Maryland.
