The ROI is crazy high as we bought at $203,450 now it is worth around $400,000. We also partially renovated each of the 4 units when they came available and increased rents from $750 to over $1,050.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Property is located near a newly built Amazon distribution center in Toledo, OH.

What made you interested in investing in this type of deal?

Small multi-family investments are a core investment for us.

How did you find this deal and how did you negotiate it?

Casual conversation with a friend about his interest in selling the property due to partners divorce.

How did you finance this deal?

Commercial loan due to zoning.

How did you add value to the deal?

Renovated each unit as they opened up which created additional value through increased rents.

What was the outcome?

Excellent cash flowing property with equity to reinvest.

Lessons learned? Challenges?

Servicing existing residents and leases upon purchase.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am available to work with investors looking at investments in Northwest Ohio and Southeast Michigan.

I have developed relationships with local lenders and contractors which would help service properties.

What banks are offering 30 year fixed financing with 25% down for an 8 unit apartment?

I am a real estate investor, business owner and bitcoin holder.

Simply put bitcoin is a store of value considered digital gold. I did considerable research before finally pulling the trigger earlier this year.

We are still in early adoption so many believe it still has a lot of room to run so if you are looking at it as a long term buy and hold asset I believe it will benefit ones portfolio. Typical range I have read is 1 to 10% of your portfolio depending on your risk tolerance.

You can purchase from any number of service providers such as Coinbase but I would store any bitcoin in cold storage such as a Trezor. You can also purchase through Kingdom Trust which provides cold storage and some insurance in the event of a loss.

Bitcoin is still considered speculative but much less so today than 10 years ago. The increased adoption by companies is telling and is expected to increase over time.

Concerns over the continued printing of money, erosion of the dollar and our national debt are all accelerating adoption.
