Hello, I hope everyone is doing good! I’m looking for some guidance in terms of how to really get started and where/how to find the best Airbnb/rental properties for investing in Florida. I have a partner, and he has gotten all of the paper work/licenses done, now we just have to actually get started. As of today, what would be our best target market? When would be the best time to try and get a property? Our goal is definitely to have a positively cash flowing property, but we know it takes time. Any information is appreciated, thank you all!

@Davidangel Muniz, when you're ready to take action and start looking at properties in the area, reach out to @Josh Green! He will help you successfully acquire your first of many investment properties as he has done for several of my clients in the past.

 Thank you so much man!

David - great post. I actually house hacked my first property and it definitely opened a lot of doors for me in the future and allowed me to live rent free!

I actually just purchased my first multiplex a few years ago as a result of the house hacking and it's been great. BP definitely will be a good resource as you go down this path. Good luck and let me know if I can help at all in your first few homes!

Thank you Mark! I will keep this in mind for sure and I truly appreciate the reply!

@Davidangel Muniz good for you! Well done.

House Hacking is amazing. Here are some resources I found really helpful on my journey:

1. For podcasts I really like the House Hacking episodes on Bigger Pockets Podcast and other channels. Here is a playlist with the best House Hacking Podcasts I’ve found: https://open.spotify.com/playlist/4A6uLsPfdWEMmJhG4TSjyb?si=743bb403548f47fb

2. Great beginners guide: https://www.biggerpockets.com/blog/wp-content/uploads/2022/08/Ultimate_Beginners_Guide_BiggerPockets.pdf

3. The Book on House Hacking Strategies by Bigger Pockets is also a fantastic book

4. Happy to talk if you want more advice

5. Connect with a realtor who understands house hacking and has invested themselves

6. Connect with a lender to see what you qualify for and how you can improve that situation

7. Go to local Real Estate meetups and learn from people there

Thank you so much man, I really appreciate the advice and will be in touch for sure.

Thanks for sharing. It sounds like you are off to a great start and I wish you luck on this venture. House hacking provides a great first step into real estate investing so it sounds like you are well on your way to achieving your goals. Feel free to reach out if you have any questions at all.

Yessir, I appreciate you. Will definitely reach out with any questions.

@Davidangel Muniz thanks for posting.  My first house was a house hack as well.  It's a great way to get started.  If you think you might be ready I might suggest for you to get "prequalified"- that's where we speak with a lender that can tell us how much home we can "afford".  Should be free to do.  Looking forward to hearing more updates!

Thank you for the advice! Will definitely be updating as soon as possible.

Hey everyone, I am a young and motivated future real-estate investor, ready to start my journey. I've spent the last couple of years since graduating high school educating myself as much as possible, and saving all the money I am making working full-time and still living at home. I feel I have learned a lot through many books and online resources and am ready to take my first step towards real-estate investing. I am proud of the money I have saved, investments I have started, and financial base I have created for myself. I have a short-term goal of purchasing a multiplex home in my area so that I can keep my income at my current job, move out, live in one of the units, and rent out the others. I am eager to keep learning, start networking, and soon become part of a team where I can add value and become an asset through my willingness to work hard and stay dedicated.
