Are there any other options aside from putting down 20% for a duplex investment property?

I currently have a conventional loan for my primary residence. Thank you

Thanks Chris. I planned on consulting with a real estate attorney so I'm legally secure but also going about the transaction correctly. So is the process initiated by a quit claim or gift of equity?

BP Community, I have been recently offered to buy my grandparents single family home in the Bay Area from my father (their power of attorney). Unfortunately they're unable to live on their own. My question without having already consulted a residential Real estate attorney; what is the best way we can make this transaction? I already have the plan of inquiring if I can have my name put on the title through a quick deed and after 6 months refinance, pay out the asking price to my father. By doing so I can avoid a down payment and closing costs. Thank you in advance.
