This is a really bad deal. Rent/Purchase price is not even 1%

I hope it is not too late to join this. I did the maths, and I wanna agree with the original poster. I think buy and hold works well for PASSIVE investors.  Also if you have a 30 year mortgage, how long are you gonna live to start to enjoy your passive income assuming the rent pays off the mortgage. Afterall that is the biggest advantage of buy and hold, the ability to leverage.

Hi all

I am planning to do real estate investing (buy and hold), and I am planning to do it big.

I have a LLC setup already, and I am looking for lenders willing to lend to a LLC. The purpose of the loan is solely to create a business credit history. Depending on the purchase price, I plan to pay it off 1 year to 2 years. My plan is to develop a good business credit history in about 2 to 3 years when I plan to tackle bigger projects. I plan to do this full time in the Philly area.

I personally have a great credit score, cash and 401k, but no income currently. I will like to keep my business finance seperate from my personal finance that is why I don't want to directly apply for a mortage.

Any help or advice will help
