Yesterday while I was driving home from work and I saw a sign that read "R/E INVESTOR LOOKING FOR TRAINEE $1K - $10K / WK TEXT (***) ***-****"

What could be the persons motives who posted the sign? Are they simply looking for a "trainee" or could there be a hidden agenda behind this sign?

Ryan Murdock Thomas S. I'm your experiences would you say that the benefit of getting to choose your own tenants greatly out weights the negative of having vacant units for an unknown amount of time?

Hello,

I have a question about something that came to my mind and I was wondering how someone who is experienced would handle it.

Say you find a four plex that you are interested in and all the numbers work out. It is fully occupied with tenants in place.

You plan to house hack so you can get an FHA loan and only have to put down a small down payment.

Since you are house hacking, how do you decide who you want our from the four plex?

Would it even be possible to house hack if none of the tenants leases are almost up?

What would be your plan of action in order to acquire and house hack a fully occupied four plex?

I am just starting my venture into real estate and I am currently thinking about where I want my plan to lead me to.

I want to start with triplexes and fourplexes, but eventually I want to start buying 40+ unit properties.

Is there a rule of thumb for staffing?

How do you handle apartment complexes without onsite staff?

At how many units would you have onsite handymen and office staff?

Any input would be greatly appreciated.
