I have a single family home that I moved out of and am now preparing to rent. The house is on a 1/3 acre lot which isn't square since it's at the end of a cul-de-sac, so there is a lot of lawn perimeter with flower beds next to the fence. There are a few trees and shrubs in the beds, but for the most part they're just mulched, but eve with the much there are still quite a bit of weeds. One of the reasons I moved is that the yard is just too much work to maintain, so I don't see the tenants taking the time to maintain it either. I thought about removing the concrete boarders and the mulch and laying down some sod to make maintenance easier. Parts of the beds are amost four feet between the lawn and the fence, so to get the new grass watered I'd either have to move the sprinkler heads too or adjust them so they spray on the fence.
Is it worth replacing the edge beds with grass, or should I just accept that the tenants aren't going to maintain them and they'll likely be filled with weeds?
