Yes get a 3rd party inspection. I’m a GC in Phoenix and I get a 3rd party inspection of all the spec homes we build and sell to check all work done by sub contractors. Well with the few hundred dollars. Check with some local realtors for a referral to inspectors they use.

I ended up getting a 401k loan to cover the purchase of a lot.  Was able to find a small local bank willing to loan me a construction loan.  I did have to use some cash from savings to covering some of the build costs.  I was able to convince a local GC to work closely with me to let me manage the build to learn. He showed me what I needed to do step by step, of course this came with a fee.

Check with town permitting or GC if need additional parking, landscaping and rain drainage. It can raise your cost if not planned for.

Can try an ozone generator. I think it depend how bad the flooring has been penetrated. It’s the worst. Good luck

I agree with Chris. I'm Building a duplex in Arizona currently. For me It's one single stem and pad so there was some savings in labor. Single trench for electrical/sewer so again labor savings. My permit cost the same as SFR. Yes some added costs between units but not that much.

Hi John - I have gone down the same path as you.  Started with house flipping.  Then moved into building and selling and keeping spec houses as rentals in AZ.  Like you I also have the RE license to keep some of the commissions and better control.  Most recently was able to get my general contractors license.   If you like to connect and chat please reach out.  I can share what I have learned the last couple of years of doing this. @Kyle Kovats like to find out what you ended up doing all these years later.  Did you find a coach or mentor to help you out.  I am currently looking to better understand syndication investing.

Came across Eric’s website and wondered if anyone has worked with him?  Looks like you need to have $100k available to be work with him.
