Hi, I wanted to see if anyone had any contractors they could recommend in the Omaha, NE area.  I'm beginning to invest in distressed homes in Omaha and I'm looking for a GC.  Thanks.

Hi, I'm a new investor out of Denver that is looking for SFH, as well as 2-, 3-, and 4-plexes out of Omaha, NE. Since I'll be purchasing these homes to either flip or as a rentals, I'll need to find deals that are less than 85% ARV minus the rehab in order to make my numbers work. I wanted to see if there are any wholesalers in Omaha, NE that is looking to add to their buyers list. I appreciate any help.

Hi, I'm an investor located out of Colorado but I've identified Omaha, NE as a market I'd like to invest in. There appears to be good job growth and population growth, as well as low unemployment. I'm relatively new to real estate and have flipped one out-of-state property in Kansas City, MO. My goal is to flip single-family homes to generate capital which will be used to build a portfolio of rental homes. I'll be using my home equity line of credit to get started. I'm interested in networking with other investors in Omaha to see how we might be able to help each other. I plan to make a trip out there soon to meet other investors and hopefully attend a local real estate investor meeting. Please let me know if anyone has any suggestions on getting started in this market. Thanks.

Hi Amit, I recently purchased my first rental property out of state in Kansas City, MO.  I went down the path of using a full-service broker meaning the real estate broker/agent, contractor and property management components are all under one roof.  I worked with the broker to find a home and estimate the rehab so we could submit an offer.  They are currently doing the rehab work and then it will be transitioned to the property management company.  I also looked into turnkey but wanted to have some equity from the start by finding a property in need of work and doing the rehab.  I made trip to Kansas City to meet the team before starting and I'm making another trip in a week to see the finished home.  Send me a message if you'd like to discuss further.  Good luck!

Thanks for the replies. I'll try to clarify what I'm looking at. So I went to the bank to open a business checking account to manage the income/expenses of the rental home I bought and they said I need to have a business structure and tax ID. That structure could be an LLC, sole proprietorship, etc. If it's a sole proprietorship I still need to register with the secretary of state. The alternative is not to create any business structure and just use a personal checking account but separate from my other expenses, so a new account number just for my rental. I'm not ready to create an LLC just yet. I'm wondering if there's any advantage to registering the sole proprietorship or if I should just use my personal checking account.

I just bought my first rental home and will be using a property manager. I wanted to understand whether there is any advantage to creating a sole proprietorship. I can could use this to open a business account at my bank for managing the income and expenses, otherwise I can open a new personal account just for the rental. I'll most likely start an LLC next year after I have a few more properties and will need to move any properties I have into that LLC. Thanks!

I'm looking into buying 2-4 SFR turnkey properties over the course of 2017. I currently have a credit score close to 800 but wasn't sure if the purchase of each property would lower my score. I didn't have a an exact timeframe for buying these but it could be in quick succession. I was wondering if I should spread out these purchases over a longer period of time so my credit score doesn't drop and make the purchases more difficult. Does anyone have any experience with this? Thanks.
