Good Afternoon, 

Several years ago Brandon Turner wrote a blog post that very simply showed how to stack properties using Brrr to gain 1 million dollars.  It was a very simplified approach but amazing way to show the 1000 foot view of real estate.  I am wanting to show a friend the power of real estate and want to use this blog post.  Please help.  I can't find it.  

It was based on buying a 100k property for 80k and then fixing it 120k.  The basis revolved about 6 times.

Let me know if I am confusing this with something else.

My goal would be 10% or 100k per year in growth.  This would allow me to quit my W2 and live a more balanced work/life balanced.  This growth would have to be passive income.

Honestly 100k in savings.  No CD's Markets or anything that would prevent fast access to cash
the remaining would be loaned out as hard money or invested as a limited partner.

My partner and I are working on making our deal presentations look more presentable to our cash investors.  Would anyone be willing to share and outline, example, or past deal package that they presented to potential cash investors.  I have read the blog post on this topic but am curious what everyone else is using.  Currently I am using the Calc pdf and a letter of intent.

Good Morning,  Not sure where to post this, but is it possible to make the letterhead available that is used on the calcualtor PDF downloads.  It would awesome to have a fillable PDF form that is just a "paragrah" that has the fonts, styles all locked to match the calc sheets.  Even if the letterhead is available on its own.  Having the logo, title, ect custom match on every doc is just amazing!  Currently I just screenshot it into a word doc, I am very paticular about making my all my docs match when making a pitch.  Thanks!
