I was looking into investing in a real estate fund with And with a 5k investment I'm expecting to get 5% cash return with 15% IRR. The IRR includes cash flow and the sale of the assets over the cost of 10 years.

Is this a good low risk investment?

How did you “buy” the deal without putting any money in the deal. While obtaining 33% ownership ?

I’m trying to become a real estate investor. With little capital and little experience. But if I can lay in bed with an investor, how can I make money out the deal.

Thank you guys for the feedback. What’s the best approach to find partners who will trust me to fund my investments with no experience. I currently work for a property management company and I’m working my way into leasing to start my foundation in order to build my empire. Not to only make money in sales but too also learn and meet as many people as possible to build relationships.
