I live in Elburn which is west of Chicago by about 50 miles. I'm looking for some good flip opportunities in and around my area. I'd be interested in talking with you and see if we can make some money together. I believe the best relationships are when both parties win equally. This way everyone is happy and can continue producing. I have all the resources and knowledge to be really successful at this with exception of a large pile of capital to stand on right now to be able to offer a cash buy which can obviously help sweeten a deal and shorten time between deals. I have all the required licensing at my disposal for any code issues that can arise including plumbing, electrical and HVAC. Ideally I'm looking in the price range of $150k ARV and less because of my current financial abilities until I get better established.

Thanks again Ryan for your insight on that. I will be trying to get more active at networking meetings that's definitely a good idea. I'm in the process of gaining enough information to ask decent questions and be able to contribute somewhat in conversation at those meetings. I too feel that there's no better way to learn then getting out and getting after it. It's in my nature however to do a little recon before walking into a new environment. I respect your experience in the field and value your opinions and realize the advise you give is hard earned, so thanks again! Maybe Ill bump into you at a meeting at some point in the near future.

Thanks for your reply Ryan and your time! A few questions I had were as follows. I'd like to know if there are any good real estate investment books you might recommend? In your opinion is buy and hold, flipping ,or wholesaling more often the better way to go? Is there an investor friendly bank and lawyer you might recommend in the Chicago area? Are there college classes I could take that would be beneficial on the subject? Any help on this would be much appreciated at your earliest convenience.

Hi Mike

Thanks for all the great info that makes good sense. If you buy and hold how do you pay yourself...rental income? Do you use Realtors for your transactions and do you recommend that I should be getting a real estate license? I heard a rumor that there are realtors that work for non-profit to get people into homes that cost 100k and less that will bring you the house to renovate and the buyer without commission costs as long as it falls under that 100k price tag for their clients, not sure if that's accurate though. Is there a bank or lender that you can refer that is more investor friendly than others? Also would be looking for a good investor lawyer that is familiar with the different aspects of investment contract structuring? Thanks again for your help on this!

Thank you very much Mike for your reply! I get what your saying about the rehab costs. I do have licensed plumber friends and other trades buddies to get the rehab costs down on that front. Some of the things I really don't know much about are the creative financing techniques used by investors to use as little of your own capital as possible for purchases etc. Here's a couple questions I have currently. Are there any good investment lenders and lawyers in the Chicago area you could refer me to? Also what would be some key percentages to shoot for when investing in flipper homes, is there a secret formula that helps keep one out of trouble? Is using a home equity line of credit a good idea? Is it a good or bad idea to 50/50 partner with a friend on deals? Thanks again for any insights on this I really do appreciate your time.

I'm looking to get started investing and need an experienced investor to bounce ideas off of on occasion. I'm thinking of flipping some houses this year. I'm interested in creative financing ideas and am looking for a good investment lender.

Looking for a local investor to mentor and or work deals with in the Chicago area. I'm new to the investing side of things but am a very fast learner and bring a very good construction base. I'm also a licensed electrical contractor.

I live west of Chicago by about 45 miles and the real estate market is pretty good here. I'm new to creative financing techniques and am looking for a mentor. I am a licensed electrical contractor and builder but have limited experience with flipping and wholesaling etc. I'd really like to team up with a pro or have mentorship. Anyone have any ideas would be much appreciated!
