Do you have an email list or just put them on your website?

@Sean Cole Your taking what I said the wrong way. I am actually finishing a rehab I got from a wholesaler that he got off the MLS. It was an REO. There is no inventory so the quickest one to contract is winning. I guess I just don't consider that wholesaling in the sense of what I think of it. You find me a deal and the numbers work, I'll buy (be it from MLS or your marketing). Going to try the direct marketing thing myself in hopes of finding some real deals without middle men.

That's the way I see it.  The lack of inventory isn't helping things.

About to start a rehab on a 2 bedroom ranch with a basement in Cincinnati.  The basement has a few leaks but has a full size window that would make adding a 3rd bedroom pretty easy.  Some windows are newer and some are very old.  Roof has a few years left but not excellent.  HVAC is OLD but functional.  Any thoughts on the best strategy to approach this?  Is it better to do as little as possible (not add bedroom, leave roof, leave windows, leave HVAC) OR go for it and do everything and make the house shine?

@Sean Cole I am not questioning whether or not wholesaling has pro's I am just asking about the property I linked to specifically.  I seem to see stuff like this quite a bit and it makes no sense to me.  I am trying to learn and not step on any toes so don't take the question personal.

I would understand if the property was locked up but the property has been on the market for over a month and it's not pending so I am curious why you are listing it on your site for $20,000 over what it is listed for by CBWS?  Are you saying you have it locked up behind the scenes or something?  Just confused is all.

@Sean Cole This is what I don't get about wholesaling.  Why would you be asking $119,000 for a house that's on the market for $99,000?  What am I missing?

Just closed on my second buy, rehab and sell. Both properties were brought to me by a contractor friend. That relationship has gone south and I'm looking for new ways to find properties. I have a new contractor lined up and am looking to get started on a new house (or two). I've not had much success using MLS so far so I'm wondering what other options may be out there. Looking to buy homes under $75k.

This is part time for me as I have a full time job.  I have a commercial construction background and am looking to get 2 to 3 homes going at one time.  Any advise from part time investors out there that have made this work?

Comfortable with the West Side of Cincinnati but willing to look anywhere in reason if the right thing crosses my plate.
