You need to drop the price, price dictates everything! Have your agent cancel the listing and relist it as new with the reduced price.

My 24 yr old son wants to start buying single family rentals in the Louisville, KY area, and would welcome any advice and strategies on how he should start. He currently has approx 50K to invest.
