Post: Sell Stable SFHs for Older Multifamily?

Good Morning BP,

I have two rental properties in Colorado Springs, and I am trying to brainstorm ideas of what to do going forward. I have somewhere between 150k-200k equity between the two. The first one I owe $350k, worth $450-470k, cash flows $900. The second I owe $450k, worth $550k, cash flows $700. Both houses are relatively new, no renovations needed. There is a new amazon facility in Colorado Springs, but I am not sure how much more appreciation the region will experience. The cash flow for the equity isn't the best, but it is a decent return.

With the end goal in mind, I am working towards owning large multifamily real estate. I want the shortest path possible towards acquiring big apartments. I’m also in a possible move from CO to NH. 

Should I sell my turnkey safe rentals in CO in order to purchase 4-8 units in New England? Properties in the northeast tend to be older and require work, have lead paint, etc. But multifamily is where I want to be.

Good Morning BP,

I am liquidating two houses soon and I am looking to get into the multifamily space. I have considered getting two fourplexes, or one 8-unit, etc. but the economy of scale works better with 16+. The question I have is this: What is the best way to find, contact, and network with a successful syndicator to learn from them and be part of their deal? What consideration could I offer a syndicator to be a general partner on an offering, or work that I could do for them in order to become a GP? I am sure just investing capital in the deal and asking to be a general partner isn't enough, but what could I bring to the table in order to get on the offering?

Good morning BP,

I am interested in liquidating my properties and buying multifamily real estate. With economy of scale as a factor, more units is better and I would be trying to maximize that scale. I was wondering if there are any syndicators or large multifamily apartment investors in the NH area that I could reach out to and talk about this topic. It seems like there isn't much inventory for multifamily in NH, especially in the 8-20 unit range.
