Its prob insane to invest in anything over $1000/sq ft but this is a deal I am kinda interested in pulling trigger...  

my goal is to park some cash (principal protection) where I can cash flow ~5-6 cap.  So key attributes are: 1) A+ location; 2) easy to rent out to A+ renter.  

At the same time, if I need liquidity the banks will have no problem HELOC me at least 80% of equity (assuming banks care abt the quality of the collateral).  

Yeah the building is over 125 years old..... but there are updates done recently and doesn't look like there will be majority updates needed in the next 6-7 years.  

I'm relatively new to REI so I really hope all you experts can lend me some advices looking at this .... dont' want my first REI endeavor to be a completely disaster....

wow thank you guys! I'm just abt to start investigating no clear direction in term of types of commercial properties. Just figure the residential spaces valuation is already so rich maybe CRE space is a better bet right now.

Just curious what's a decent cap rate in areas like Cambridge or Somerville?  Is 5-6% a "in your dream" type of thing now?  Thanks guys!

Is there some kinda of aggregator platform like MLS for commerical RE? thanks!!

Thanks Christian!  I currently have no debt and have cash reserve about 50% of the future assessed value of my new house.  Credit score 800+ ... my problem is that I have no income but your advice of co-signer makes a lot of sense!  Thank you very much!

Newbie to REI but am eager to get started!

I'm currently rebuilding an old property (as my primary residence). Bc I am self financing the project, I am planning on getting a HELOC after the project is done for REI. My question is that are there some type of calculations the banks go through to determine how much HELOC (as % of my house) I can qualify? The catch is I have no income currently but I still have some cash reserve. Thanks everyone!!
