I need some help.  I've got an opportunity to buy into my business partners established property management business.  I'm trying to figure out what an appropriate price is to buy into.  Since there are zero physical assets is it simply a valuation of cash flow for a certain amount of time or am I missing something?

My question is, how much value do you put on the business with zero assets over what period of time.  Thanks for any and all input

@Ryan Rush I’m assuming you’ve looked at your appraisals and are maintaining an 80/20 ratio? We’ve tapped equity for a 100k 15yr loan. This was done to find another purchase but could be done for improvements. Otherwise, sometimes I’ve deferred improvements and worked with a tenant. Good ones understand and usually don’t mind - such as a 35 yr old ac going out. As long as I’m able to keep the place cool (couple window units) they are happy. Now I can budget for new ac in the spring instead of having to pay now.

@Chinmay J. What could possibly go wrong?

@Theresa Harris. This was basically the story, at least what I was told. I get multiple applicants every time I list. Just curious what everyone else thought. I’ll usually rent to someone who got caught with weed as long as it was a while ago. Much more than that and I’ll find someone else.

@Sarah Doogle. Best advice right there. I’m not into renting with background issues. This was one I had never run into. It was allegedly a fight that turned violent and involved alcohol. No matter what, not who I want renting from me.

Just trying to get opinions on someone convicted of man slaughter about 10 yrs ago. Is it risky or does enough change after 10 years?

@Steve Hall this is solid advice. I have one tenant who does it. She is a shut in and hates having anyone even talk to her. Only issue I’ve had is her ignitor went out and had to send hvac guys out. She was fine for them but just wanted them gone ASAP. She does have a lot of stuff but 🥴 so do a lot of my renters.
