@Bradley Padula I got quotes from two floor people for about $4500 to refinish two stories of hard word floors. The PM said I will be able to find a tenant without having to refinish the hardwood floors.

Thanks, everyone, for your feedback. @Bradley Padula the before and after photos are amazing.

Talking to a local property manager who has rentals in the area encouraged NOT to refinish the floors, a $4500 expense, and I should get the $3000 a month rent without a problem. I will not be putting the carpet down.

Setting the rental price for a newbie and figuring out how far to go with fixing up a rental has been difficult.

Once again, thanks heaps for all your feedback.

I have a 100 year hold house with hardwood floors in two bedrooms (pic below). The main floor will stay as hardwood floors. 

To sand and refinish the floors would cost the same as putting carpet down about $1600. 

What are the pros and cons?

Wanda great advice. I like the cordless option too. My house is and older house so curtain rods do make sense.
