 Hello I have 4 sfr right now 1 on the way. I manage them myself and work 40 hours a week. There are some good and bad days. But overall positive if your cash flowing.  If your going to manage yourself you should make the property efficient... so not all the calls. Examples would be change all locks to doors with Kwikset brand. You can rekey your own lock easy.  I change all plumbing shut offs to fixtures so no dumb leaks. I also add a automatic bath fan in all bathrooms to get that moisture out. If its not automatic it won't get turned on. I have also learned you need to screen screen tenants. Hope this helped.

Hello I am buying my fifth sfr right now. I am toying with refinancing my first rental right now also because you know when you get a loan you have to give them your life story now so I figure if im doing one loan they will have everything for the refi also. I have owned it for 4 years I have a 5.675 rate now and can get a cash out of 40000 at 4.25. My payment will go up 143. That will give me around 450 left over after all payments. I would like the money so if I find a deal I can jump on it. Does this make sense. One thing you need to know about me is I do all the managing and fixing at my properties I am in the trades so if I can't fix I know someone that can. Thanks Dave

I am feeling your pain Greg. everything that was around 100 is now at least 125 and need work. The only way I can pay a little more is I do all the work. But there is low inventory so everyone is all over them.

Hello just wondering if anyone is having success finding cash flow properties. I am in the minneapolis area and for the last year its been hard to find anything that would cash flow well. I am not scared of houses that need work. Any info would be helpful. Thanks Dave

That's why I am mad at myself I did make it sparkle. Do you have any ideas on how to get them out early. I think they are hiding another dog on me there was only supposed to be one.

I wish I could now but lease isn't up until august. Thanks for advice.  I will be screwing a little better this time. They really sold themselves in the beginning. They got me. At least I got first and last months rent in the beginning. Where are your properties in mn.

Hello thanks in advance. I have 4 rental properties in the Minneapolis area. I have a tenant right now that wants to renew the lease but I have some worries. I would like to hear your thoughts on this. I just had an inspection at the property and found it pretty dirty not trashed but dishes everywhere stacked dirty...just dont clean. Back door is trashed by a dog that is left outside to long . They don't really pay there utilities on time. But they pay the rent. Should I just talk to them about taking better care of the house. Or should I give them a notice that I will not be renewing there lease. Thanks
