Hi,

I'm an investor and developer in Denver market - looking at starting a project in Montrose. Wanted to do some research. Who is the MLS provider fro Montrose?

I have not had any luck...  There are lenders who will do rate and term to refinance out the debt.  For example, if you do hard money for purchase and fix up, 1st bank and others would refinance the hard money loan.  Cash out refi doesn't seem possible though

Thank you Teri, I need to make some calls and see what I can find.  First bank will do my flips like that, the long term financing is what I need.  May have to hold property for 6 months in order to pull cash out.

Hi, I have a few properties I am looking to BRRR and trying to find a lender. There seems to be an overlay at several banks requiring I own the property for 6 months. Anyone know of a lender or local bank that does these frequently?

I'm building a new set of row houses to be used as rental units.  The units will be 20 wide by 30 deep with no garages (600 sq ft a floor).  Here are the questions I have on layout:

1)  I can go two stories tall with a full basement - or - three stories on a slab - or - 2 stories on slab

2)  What is ideal mix?  2 bed 3 bath, 3 bed 2 bath

3)  It is in blue collar area walk to light rail and being gentrified.  If neighborhood was better I would build to sell townhomes.

I think I need the most help with direct marketing...   Good to know on team size, I was thinking one project manager would suffice.  

Would you recommend a GC - vs. a project manager or would I need both?
