Considering his roofers, or himself, removed a piece of your gutter and your lattice, I personally would not offer him 50%.  And who in their right mind would remove the elbow piece of the gutter full well knowing the water would just drop on to the roof?

Curious to hear what advice your RE attorney gives you.

I have yet to buy a rental but have already decided this is the direction I will go.  I have had walls damaged in my own home and have encountered the same problem visiting family & friends.  If they get stolen, it will come out of their security deposit.

  Although rules vary store by store, the Home Depot, I frequent limits use of their truck to people who purchase items in store.  Ultimately, I'm going to have to purchase a truck myself, just trying to delay the acquisition as long as possible.

 If you are hauling something from Home Depot, did you not indeed purchase it in store?

Sadly the unwillingness to cooperate with the police is far too common these days.

The guy can't seem to make up his mind how many bedrooms it has.  The first link refers to it as a 8br.  The realtor.com link refers to it as a 12br.  You go to his cash buyer page and it lists it as 10br in the form section then 11br in the message section.

As someone that is considering buying out of state, I have appreciated all of your input as well as many others.  I posted the pictures because it felt like the thread was turning into a debate as to whether CA investors really needed to look out of state to find a deal. 

Although @Rob Cee 's post is time stamped before mine, it wasn't there when I decided to hunt for some fun gif files to post.
