we're looking for a great contractor to team up with and scale.

Hello everyone.

I've seen many investors using this website and it actually seems very useful and accurate.

The issue is that their subscription is very expensive (for me) and I'd like to know if someone if familiar with a shared account of a promo code that I can use.?

I have cash, but I also can leverage my purchases with mortgageI

I get it, but realtors do not have the deals. Again, I have done a lot never using a realtor. Also paying cash you get the best deals or use seller financing. Going in with a traditional offer closing in a month or two is not very motivating for the seller, vs cash as is close in a week.

I understand that, but there are deals that are on the market for a long time, and I want to offer any kind of creative finance, and usually I have to do it through an agent because other agents are not so cooperative with investors.

 You are working WAY to hard. There on the market for a long time for a reason. This morning, I was sent a prop, my guy already walked it, I will go to contract tomorrow and close next week. No realtor involved; I always take the path of least resistance. Let others do the work, 

Wait your in Detroit, there are deals posted in the local forums daily, again you are working much too hard.

First, I don't do deals in Detroit, The market is really bad, and there's too much hassle and bustle there. 
secondly, they're on the market and advertised by a realtor, so you can't knock on the door introduce yourself, and get it under contract. You have to do that through the realtor and usually pay them their fee to lower down their resistance

AGAIN, the deals are OFF market. I have done A LOT in my market, NON were listed, NO realtor involved. Sorry I thought Detroit, which market you focusing on? 

BTW there is a lot of money to be made in Detroit IF you have a good team there.

I work in Places such as Southfield and Farmington Hills, but also Warren and Pontiac.
I know there are many deals in DT, it's just I've done many and it seems like it's never worth the hassle

Surprisingly enough, if they are in the market for a long time, usually they do have access to many interesting deals.

Not sure what your goal is but before you start messing with homeowners in default (regardless of what stage), you might want to read up on the foreclosure laws in the state you are trying to do business in. In some states, you must be licensed. In other states, attempting to "help" homeowners in foreclosure (or in imminent danger of default) can put you into the crosshairs of an attorney general or worse, a DA.

I've enjoyed being part of personally exposing scammers that prey on people to strip them of the equity in their homes. Here's a excerpt from one group of scammers brought to justice. I'm sure you only intend on helping people so, this shouldn't apply to you.

 It sounds like getting pre-foreclosure deals is wrong, and it's not.
Most of the time, the homeowner would appreciate u helping them to get out of the mess using this way or another when the other option is a certain foreclosure..


 I hope that's not your defense...

@Dave Halevi: It isn't the "most of the time" ones that @Ron S.: is trying to rightfully warn you about.

You may proceed at your peril. Those of you that are reading this that never post, the point being made is β€œknow the laws of the jurisdiction you want to chase pre-foreclosures in”. In Washington for instance, it is actually a felony to solicit someone who is or someone who MAY go into pre-foreclosure. Figure that one out. How do you know if someone β€œthinks” they may go into pre-foreclosure? Just be careful out there and know the laws.

I made my first million chasing pre-foreclosures. But I spent a lot of time in civil court defending the purchases, usually against a multi billion dollar company called Fidelity. 

Get properly trained.

I'm aiming to those who are already in a pre foreclosure process and the auction is coming up next week, and they're literally looking for a way out and for someone to pay their arrears and keep the property
