Just wanted to introduce ourselves. My wife and I have been interested in REI for years. My family has been doing it on the commercial side for 25 years with medical/office space, but the residential side interests us more. We're looking to purchase 2 properties in our first year and hope to scale up quickly.

We're in the team-building phase (Contractors, Agent, Lender etc) at the moment and positioning ourselves so that we're ready to start making deals in the next few months.

Do wholesalers only take "cash" buyers, or would do they work with buyers who have a down payment + private lender/hard lender willing to fund the deal? I'm looking to find a deal that i can BRRRR for my first property in central/southern, NH. I assume there's no way to use a traditional lender to buy a deal from a wholesaler?
