I also think it was a series of hoops to jump through, because when I told the lender(s) what I wanted to do, they looked at me like I had an arm growing from my forehead.  Something else I just remembered, they only give you credit for about 70% or so of the rental incomes from the other units.

I tried to buy a 4 plex using my VA benefit earlier this year. They want you to have at least a 620 credit score and they (and by they I mean the lenders) also told me I would need at least 3k in "seasoned" money extra after closing. Plus they wanted some kind of documentation that I had "landlord" experience.

I joined a wholesaler's mailing list, got an e-mail about this property.  Actual owner is Active Duty military and is stationed elsewhere.  Seller's agent showed the property.

I just looked at it about 90 mins ago.. Liking what I see (and so far, the numbers make sense)

I just looked at a 4br 2.5ba.. needs a little work, but I want to make an offer on it.. how do I go about doing it? This is the first property I've liked enough to make an offer on, LOL

Just thought I would take a moment here to say hello!

My name is Dave, and I live in Colorado Springs, CO!  I have done lots of research off and on for the past few years, and of course, I still have lots to learn.  I've been actively looking at properties for the past month or so.  As I get closer to my first deal, it seemed right that I should join BP, especially since reading the articles has given me such a confidence boost!

I'm looking at a 4br 2.5ba in about 2 hrs! Kind of excited!
