The primer can only do so much, you have to use some spackle. Most people are afraid of using spackle, but for small imperfections use a small amount of spackel and a good 5" spackle knife. When you put the spackle on just scape clean the spackel will got into the indent in the wall. If done right there will be not much to sand. When I sell a new house or flip one I only prime it. This way it is easy to touch up, and the seller can paint their color of choice. I started only priming after visiting a nation wide home builder Toll brothers. Where they were selling new houses starting at $700,000 and they would only prime them. Flat white looks the same as primer, but at half the cost.

 As a contractor, I have used all types of primer including kilz. I have found that Lowes Valspar primer has worked best for new sheetrock and going over dark painted walls. The kilz did work as well as the lowes primer and it is cheaper. I only use lowes primer for priming. For paint i use home depots BEHR Premium Plus Ultra paint with primer. This combination works great 1 coat primer and 2 light coats of the ultra paint.

@Gregory Massi It is always better to remove the sheet rock if there is mold on it. This way it does not come back. If you remove it, you can also determine the problem, leaky pipes or roof leak. The mold sometimes just comes from the house closed up also. You just have to be prepared. This was bad case of mold that was not taken care for long time.

@Scott Le The prices are not that bad, for what you would be getting. The material alone would be between $4000 and $4600. Shingles alone have gone up 100% in the last 10 years. Wages have not.

@Scott Le My previous business was a roofing company. I would go with the tapered insulation if the water on roof is ponding. Any coating you get is not going to help it is going to mask the problem. If you have pictures I could further advise. It hard to tell without looking at it.

@Latasha Phillips I am from Sussex County. I am trying to get back into real estate. Most of my investing was before 2008, I was buying land and building spec houses. I was also investing house flips, and commercial properties. I really miss real estate and excited about getting back into it.
