I have to agree with posts above.  A flipper that shows up out of nowhere will not get pushed to front of the line.  Holding costs...oh yeah...that happens so be prepared to have them.  2-3 weeks is fast.  4-6 weeks is normal.

I have to say it depends on the work being provided and the market. There is a ton of work and even more inexperienced "flippers" and it  causes delays with people not knowing anything other than using a cell phone.   Last of all. 90% of architectural firms (one and two persons firms)  One again.  Reading these comments proves people do not undertand what an architect provides or how to read it or use it.
