Tammy,

That is good to know on the 13 month hard money lender.  We were looking at partnering up 50-50 with a silent.  Would have to do the math and see if a hard money over that period would be worthwhile.  What are your thoughts on that versus the partner route?

I have a project that is penciling out well to this point.  This is a fix and flip with major renovations required to take full advantage of this property.  I am trying to avoid hard money as the project is estimated to take up to a year due to weather conditions, area restrictions etc.  Would appreciate any advise on how to locate and qualify private investors and present "qualified".

I found them motivating but not realistic and yes it is all about the up-sale. Keep telling yourself while there,  BP and a mentor, that's all I need...oh, and it will take hard work.

I am just starting my educational process with regards to real estate investing and as I listen to numerous podcasts the topic of mentors is consistent.  Most seasoned successful people in the business recommend finding a local mentor if one is just starting out in the business.

With that I am eager to learn and just as eager to get started with my business.  I live outside the Sacramento area in California and am looking for the best strategy for finding a successful, quality and skilled mentor who would be open to supporting me in my investment career.
