Ok as you guys know I'm working on closing 4 units.  It's my first multi-res in this state and wanted to see if any of you NM folks have input on a good insurance company to go with.  Not too happy with local insurance brokers, I don't really feel like they provide much service.  They just sign you up and point you back to the insurance company so I'm thinking of just finding an insurer to contact directly.  Thanks!!

Thanks for the input guys!!  Much appreciated.  Yea my biggest concern was how to proceed evictions against an unnamed occupant.  I'll review the statutes and refresh myself as to my obligations.

I'm in escrow on a 4 unit building and the occupied units have no rental agreements. 1 of the tenants is delinquent 5 months and the seller clearly has not made attempts to evict. I'm in New Mexico. I've got experience managing rentals, but I've never encountered no RA's because we've always had tenants sign. Can anyone give me insight as to what the process looks like getting this guy out and any pitfalls to avoid (other than trying to prevent him from dumping concrete down the drain on his way out lol)?

HUD is pretty strict. I almost lost a $5,000 EMD because I put in an offer as cash but was doing private funding. You'd have to double escrow.

Chris Mason yea I hear what you're saying. I can look up basic public record info. I was looking for a site I had visited once before that compiled information and allowed me to search for multiple categories.
Thanks for all the feedback guys. Much appreciated! Yea I definitely wasn't copy and pasting a message. I was finding people in my area to connect with and talk shop. I live in a town of 100,000 people and was glad to see other like minded people. Of course my intention is to be able to find a way to monetize that. However, I'm not selling a service but looking to network with investors who are serious about business. I really am looking to build business relationships with like minded people.

Ok, so I'm not a spammer, but I'm excited to actually find potential RE investors here locally in my 100,00 person town and I'm slamming out colleague connections cause I have 2 in diapers and I'm doing REI full time during the day. Is there no way to be able to maximize my time when I've got it to reach out to other investors?

In California this is true. I was never short of access in So Cal. Here in NM title companies are different. They don't provide the extra perks that I'm used to.

For the life of me I can't remember the website that provides you access to public record information of properties.  Now that I'm not currently licensed, it's been a pain just trying to get info on properties.  I'm used to just hopping on RPR and getting the info, but can't do that now conveniently.  TIA!
