Ryan, Kevin & Joel - thank you for the replies and info. All much appreciated. I will follow up here if anything interesting develops with the situation.

I was just cold-called by Verizon asking to lease them space at an industrial building I own in the Phoenix, AZ area for a cell tower. They started at $800/month and quickly escalated to $1200/month at which point I expressed some interest.

Does anyone have experience with these transactions? What is a good rate? Anything else to know/look out for when dealing with one of these companies?

Daniel - You don't have any employee costs shown. How do you operate a self storage facility with no employees? The one I use has an office that is open 8-10 hours a day. Each time I go and pay my $68/month for 40 sq ft of space, I run the math and think the place must be a gold mine, but then I see that it's Owner Operated and that they live upstairs over the office and the shine disappears a bit.
